Sourcing & Procurement Updates: Flooring Labor Costs, Porter and Turn Rates

Sourcing and Procurement would like to make associates aware of the following cost-cutting options plus an alert related to an increase in flooring labor costs:
 
1. Flooring Labor Cost Increase: In accordance with our carpet installer agreements, installers have imposed a 2.9% labor price increase effective August 1, 2019. There is no increase in material cost. This is in line with the Bureau of Labor Statistics labor index. The 2.9% labor price increase will increase total annual flooring cost by approximately 1.5% until August 2020.

2. Porter Services: The following suppliers of porter services are offering Essex the rates noted below for temporary or long-term service. These vendors are currently in use at Essex properties in the regions noted. Please compare the hourly rates below with your current porter rates and let us know if you wish to explore changing vendors.

3. Turn Trades – New Deals That Last into 2021: The following suppliers of turn services are offering Essex the rates noted below. These vendors have been vetted by S & P and are currently in use at Essex properties in the regions noted. Please utilize these vendors if these costs benefit your property.
