Mailboxes must comply with the new USPS Standard 4C, effective October 5, 2006. See links below. Color options should be cohesive with the assets exterior and location of the mailboxes. Do not provide shelf in mailroom, do provide built-in trash receptacle where feasible (Bobrick 227 or sim.) (confirm fire code issues if mail is in corridor or stairwell). Provide sufficient wall space for an AvalonBay community bulletin board located near mailboxes. Mailboxes shall be horizontally-oriented and 12 (width) x 15 (depth) x 3 (height). Mailboxes should be installed at 48 AFF to top of the keyhole UNLESS both of the following requirements are met: (1) Empty mailboxes are provided with an agreement in place with the postmaster to relocate upon request AND (2) A parallel approach with 30x48 clearspace is provided to ALL mailboxes - If both requirements are met then mailboxes can be installed up to 54 AFF. Provide 1 parcel box for every 10 mailboxes, where the bottom shelf is mounted no lower than 15 AFF. Package lockers do not exempt us from the parcel box requirement, however concierge or leasing staff accepting packages does exempt communities from parcel box requirements. General Electric or Whirlpool full size heat pump dryers are an approved upgrade option for highrise communities and also redevelopments without existing laundry in units. Refrigerators with water supply lines should be fed by a recessed box located directly behind the refrigerator (or reasonably close). The recessed box should include a shut off valve, threaded connection and arrestor. The line from the threaded connection to the refrigerator should be stainless steel braided, rated for potable drinking water. Plastic should not be allowed at these locations. Vendor will supply the braided line for water supply. All ranges should have anti-tipping devices installed with them for safety purposes. Verify with installer that this is being completed.

CMS Garden Trash Center

Asset team decision on compactor vs. dumpster until further notice. In a Garden community open air trash enclosure, synthetic vinyl lumber is preferred (no real wood) and vented screen doors are allowed. For midrise or high rise, where garbage is collected internally in the main trash compactor room, ensure that the design includes exhausting the space so it has negative pressure to prevent the space from becoming pressurized by wind.

CMS Midrise/Highrise Trash Compactors

All compactors to be equipped with a photo-eye sensor to activate the compactor when the trash reaches a certain level. Timers must be installed on trash compactors and set to deactivate after 10 minutes. Main trash compactor room shall have an elastomeric traffic coating to prevent staining and odors (be Elasto-Deck 6001 AL-HT). Coat floors and up walls 3-4 feet. Provide Ecolo Deodorizer System or Equal at all trash enclosures. This includes all roofed garden structures and the compactor room in all mid and high rise product. Design and CMS Bike Rack

Floor/Ground Mounted Bike Racks (Interior or Exterior): Must be able to support bike upright by its frame in two places, allowing for bike frame and one or more wheel to be secured to the rack. Bike rack must be a continuously welded with no breaks and resistant to being cut or detached. Must use vandal resistant fasteners to fasten bike rack to ground. Wheelbender racks are not approved for use. This is a rack that only secures one wheel, and not any part of the bike frame, causing damage to the wheel if the bike falls over. This is also a tripping hazard. If using a traditional rack with a grid configuration, vertical rods must be placed an average a minimum of 3 apart, allowing for standard tires as well as mountain bikes. Inverted U racks mounted in a row should be placed on 30 standards. Empty Bike Racks should have a cue on the ground to alert the visually impaired of the potential hazard. In a bike parking lot, provide a minimum aisle for 48 bike wheel to bike wheel. Allow 72 for each row of bikes, maintaining 24away from the wall.
