What You Need to Know About “No on Prop 10”

No doubt you have heard about California’s Proposition 10, that is on California’s November 6 ballot. Essex is part of a broad-based coalition including veterans, seniors, affordable housing developers, civil rights groups and others opposed to Proposition 10. California families are facing a severe housing affordability crisis, but independent experts agree that Prop 10 is a deeply-flawed measure that will make our housing crisis worse.

What Is Prop 10?

California Proposition 10 is a statewide ballot initiative that would repeal the Costa-Hawkins Rental Housing Act, a decades old law which provides guidelines for what can and cannot be included local rental laws. Specifically, Costa Hawkins prevents permanent price caps on rent for housing, and exempts new construction and single-family homes and condos from being under price controls.

What Is Essex’s Stance?

Essex, along with a coalition of veterans, seniors, housing providers, social justice groups, taxpayer associations and labor, oppose Prop 10.

Essex recognizes that California has a serious housing affordability crisis but believes that Prop 10 is a deeply flawed measure that will make housing less available and less affordable. Prop 10 does nothing to reduce rents or address homelessness in our communities. It eliminates protections for homeowners and could cause the average California homeowner to lose nearly $60,000 in the value of their home.

Essex and the “No on Prop 10” coalition believe that better solutions exist on the ballot, such as Proposition 1: the affordable housing bond, which would authorize bonds for affordable housing programs, loans, grants, as well as housing loans for veterans .

Prop 10 will make a bad problem worse.
